Due Diligence

Any investment in a building or land and especially the investment targeting real estate development rather than reselling property requires solid pre-acquisition due diligence regarding the de facto status, real estate rights and detectable risks.

Our structural analysis system is constantly updated and tailored to fit law fluctuation and to comply with legal terms and expectations specific to each project. The checklists (link pdf.) are designed to fit the client’s terms of reference, to comply with estate status and investor vision about the property’s intended purpose. An indicative list for real estate due diligence may be downloaded here.

Property acquisition

Once we participate to deal negotiations, we issue the draft Sale Agreement to be discussed and signed. We adjust the ownership transfer and payment methods to ensure a comfortable transfer of ownership rights in the expected stages, terms, modalities and conditions.

We offer guidance on signature day including adjusting provisions. We offer solutions to secure price collection, in formal ways (mortgages, privileges) or less formal (such as escrow agreements or provisions, third party guarantees and so on). We organize the signature day as well as the transfer of possession of property and original ownership titles/ building documentation to the client or repository party.
